Service
This provides the maximum level of service allowing the landlord to take
minimum involvement in the day-to-day management and maintenance of the
property.
We will manage your property from beginning to end, keeping you informed along the way, taking the hassle
& stress out of letting.
This service includes all of the following features:
- Actively market your property to prospective tenants.
- Advertise your property via one of our 'To Let' boards.
- Advertise your property in local newspapers and on the
website.
- Arrange accompanied tenant visits to your property.
- Use an independent credit reference agency to perform an
unbiased reference and financial check on prospective tenant(s).
- Provide tenancy agreements.
- Notify the relevant authorities and utility suppliers of the
change of occupancy.
- Renew the tenancy agreement for a new term if required.
- Offer optional services including arranging for a gas safety
certificate, an electrical safety checks certificate, an EPC, and
tenant checkout.
- Collection of the monthly rent on your behalf via a standing
order mandate set up at the beginning of each tenancy.
- In the event of non-payment, pursue the tenant and serve the
appropriate possession notice(s) on your behalf.
- Provide monthly statements so that you can see exactly what
rent has been collected and when.
- Lodge your tenants deposit with the DPS.
- We provide an extensive Inventory & schedule on condition
of your property.
- Undertake regular property inspections to ensure that the
property is clean and in good order.
- Organise necessary repair work, using our trusted qualified
contractors.
- At the end of the tenancy, we visit your property to check
the tenant out and assess the condition plus any damage and/or any
unreasonable wear and tear.
- Process the tenants security deposit upon satisfactory
settlement of any damage and/or unreasonable wear and tear.
- Liaise with the tenant on your behalf regarding any
eventuality of renting your property
