Terms & Conditions of renting with us

1.       Rent- Payable monthly in advance by standing order. In the case of joint tenancies only one standing order can be accepted.

2.       Security Deposit - An amount equivalent to 4-6 weeks rental and payable in advance - to be returned subject to any deductions e.g. breakages after the tenancy has ended and the property checked. Interest will not be paid on deposits. Banker's drafts and building society cheques are the only acceptable forms of payment. Personal cheques cannot be accepted. Cash cannot be accepted for security reasons.

3.       Tenant's Set Up Fee - To cover our administration costs, costs of credit references and, where appropriate, the cost of drawing up an inventory of the property's contents and condition. Personal cheques, building society cheques or bankers drafts are the only acceptable forms of payment for Tenant Set Up Fees. Cash cannot be accepted for security reasons.

4.       References required - Applications for a tenancy are independently assessed by a credit-referencing agency. An Application Form is completed and confidentially processed, with a result normally within 48 hours.

5.       Advance Payment - A sum paid at the time the application is made to hold the property. This is credited against the tenants setup fee when the tenancy proceeds. If the result of the credit reference is unsatisfactory or the application is withdrawn by you, no refund can be made. If a satisfactory reference is obtained and the landlord withdraws the property before a tenancy agreement is signed, then a full refund will be made.

6.       Rental Term - The normal minimum term is 6 months. Other terms are available by negotiation.

7.       Boards- The agent reserves the right to erect "Let By" boards for a short period of time at the start of each new tenancy period for marketing purposes.

8.       Possession- Possession of the property will be granted on the date of commencement of the agreement, providing all of the tenants and any guarantors have signed the agreement and all outstanding monies are paid to EDI Property Division. Payment may only be made by banker's draft or building society cheque.

9.       Non-Managed Lettings - Where EDI Property Division are not responsible for the management of the tenancy, the security deposit will be forwarded to the landlord to hold. You will be supplied with the Landlord's contact details to report any maintenance issues.

11.    Guarantor- Guarantors may be required in certain situations. A credit check will be required prior to any application being considered. It is the responsibility of the potential tenants to make sure that guarantors sign the lease and other documentation prior to or on the day of sign up, or a move-in will not occur. All signatures must be witnessed by EDI Property Division staff at time of signing. All guarantors are signing a legal document and must be aware of their liabilities to cover the rent and security deposit should tenants default on payment or if the property is damaged. Please bear all of the above in mind particularly if guarantors live along distance away.

12.    Note - Due to a fast moving lettings market, the first party to complete an application form and pay an advance payment by cheque with ourselves will be considered as the potential tenant, subject to credit check and terms and conditions; despite any verbal undertakings that may have occurred during previous viewings with any party.
