TERMS AND CONDITIONS OF RENTAL AND RESERVATION


PLEASE READ THESE CAREFULLY AS THEY ARE IMPORTANT



Booking Conditions (Please read carefully)

The Applicant accepts these conditions on behalf of all the members of the party as detailed on the booking form.

Check in/Check out The property is available from 4 p.m. on the day of arrival and must be vacated by 11 a.m. on the day of your departure (it may be possible to change these times but you must request this prior to the commencement of your holiday).

Accommodation The property is reserved exclusively for those people named on the booking form and no other persons are permitted to stay there unless this has been agreed in writing with the owner prior to the rental period. Under no circumstances will any animals be allowed in the home (except dogs used to aid sight or hearing disabled persons). For the comfort and safety of all guests we respectively ask that smoking is restricted to the outside areas only.

Your responsibilities The party must treat the property; it’s furniture, fittings, utensils and other facilities with respect. Any loss or damage must be reported immediately to our local representative. The applicant must make good or pay for any loss, damage or breakage.

Cleaning The property will be cleaned prior to your arrival and after you have departed. Although the property will be cleaned after your departure it must still be left in an orderly state and all kitchen utensils should be washed. If the property is booked for 6 nights or less, the a cleaning charge of £50.00 (or $85) will be payable.

Problems Any complaints relating to the accommodation must be made in writing to the Management Company within 24 hours of any problem arising, who will endeavour to put things right. Unless there is a valid reason, we will not be liable for any complaint that was not initially registered with the Management Company during your stay. The Applicant is hereby made aware that there may be other homes under construction in the area. We will not accept liability for complaints arising from construction. The owner or Management Company will not be liable for any loss or delay caused by conditions over which they have no control. The owner or Management Company will not be liable for any loss due to noise or disturbance from anywhere within the vicinity of the rental property.

Insect infestation Whilst we and the management company have taken all possible steps to avoid problems, the Applicant is hereby made aware that Florida is a tropical climate and it is the home of many insects etc. All homes are treated on a regular basis to repel such unwanted visitors but inevitably they occasionally find their way inside properties from time to time. Please report any infestations to Management.

Booking Cancellation Full payment is required 8 weeks before departure. The Applicant must notify any additions or alterations to the booking form in writing. Applicants cancelling a booking up to 8 weeks before departure will lose their deposit. Applicants cancelling a booking less than 8 weeks before departure will be liable for the total cost of their booking. If circumstances beyond the Owner's control should make the rental home unavailable, then the customer will be advised as soon as possible. Alternative accommodation of at least comparable standard will be offered if available, or a refund of monies paid, unless the change/cancellation arises from reasons of Force Majeure. It is your responsibility to ensure that you and those for whom you are booking are in possession of valid passports and any appropriate visa. British passports must have an expiry date that is at least 6 months after your date of departure from the USA.

Force Majeure The Owner cannot accept liability where the contract is affected by 'force Majeure'. In the context of these terms and conditions, 'force Majeure' is any event that the Owner or the property management company could not, even with due care, foresee or avoid. These events include but are not limited to war, threat of war, riot, civil commotion or strife, hostilities, industrial dispute, natural disaster (including hurricanes), fire, acts of God, terrorist activity, nuclear disaster, adverse weather, government action, technical problems with transportation or other events outside the Owner's or the property management companies' control.

Applicants are strongly advised to take out adequate holiday insurance to cover cancellation, accident/illness or damage.

Your contract with us is made on the terms of this Agreement under U.K. law and subject to the jurisdiction of the English courts.
