C O N D I T I O N S 
=================== 
A completed booking form must be submitted with the appropriate deposit .

DEPOSITS and BOOKING FEES
========================= 
All bookings between Easter and end of October are payable as follows :- 
	
	At least one week's notice of a booking must be given unless special arrangements
	are agreed with the owner.
	
	£60 *deposit payable immediately on booking and *balance of rent 6 weeks in advance of
	taking up booking. 

	For out-of-season lets between November and Easter not Exceeding 31 days the above 
	conditions apply. For out-of-season lets exceeding 31 days please refer to owner.

	For out-of-season lets exceeding 31 days a legally binding agreement signed by both
	tenant and landlord must be exchanged and references will be required.

	* These are non-returnable and clients are strongly advised to obtain insurance 
	against loss of deposit or rent. Details of insurance can be supplied if requested. 

LINEN 
===== 
All linen can be provided and consists of blankets, sheets, duvet 
covers, bath towels, tea towels, table napkins, tray cloths. 

A charge of £7 per person is payable on arrival.For out-of-season lets exceeding 28 days,
linen can be serviced and changed for an additional charge of £3.50 per person. 

OIL & ELECTRICITY 
================= 
are charged at cost (or less) according to consumption and are metered and payable 
at the earlier of the end of the holiday let or after 28 days. Please 
refer to owner for the latest oil prices. The charges at August 2008 were:
	
	Oil 		- 40 pence per litre currently applies.
	Electricity 	- 10.5 pence (for the first 8 units per day),
			  with subsequent units at 8.9 pence.
	
	Plus, the appropriate proportion of the domestic quarterly charge of £14.80
	- so for 2 weeks = £2.28.

From 28th March to 31st October the first £15 per week of the total of oil and electricity
consumed will be included in the basic rent.

A rent inclusive of charges for oil and electricity can be considered. Please contact the
owner for details. 

DAMAGE DEPOSIT 
============== 
A deposit of £60 per week, payable on arrival, is returnable in full at the end 
of the client's stay provided that no damage or breakage has occurred and also 
that the cottage has been vacated in a clean condition. 

CHILDREN / SMALL BABIES 
======================= 
Families with small babies are welcome. Cot, Bath, Buggy, 
High Chair together with baby's dishes are provided. 

PETS 
==== 
Well-trained pets by special arrangement only. An additional charge of £12 per
pet per week is made. 

GARDEN FURNITURE 
================ 
Table with umbrella and 5 chairs and also one 
toddler's chair are provided. Barbecue.
