. “Summer Cottage” Hastings, East Sussex 3 Bedrooms - Sleeps 6. Summer Cottage has a large garden with stunning views towards the English Channel. Situated in a quiet road, it is just 2 miles from the centre of Hastings yet still within easy reach of the historic towns of Rye and Battle.
	Inside the cottage, the hallway leads to a lovely lounge with fireplace and comfy leather sofas. There is a TV with Freeview, a DVD player and a Radio/CD player.		The kitchen is fully equipped: - electric grill/oven - ceramic hob - microwave - fridge/freezer - washer/dryer - cutlery and crockery
	The dining area seats 6 and has double patio doors opening onto a small balcony which overlooks the garden and the rural views.
	On the ground floor is a double bedroom with a double bed, bedside storage, wardrobe and chest of drawers.		The first of the two upstairs bedrooms is a twin room with two single beds, bedside storage, built in wardrobe and a chest of drawers.
	The second upstairs bedroom has pine bunk beds, (making this room ideal for children), and a pine wardrobe. This room has lovely rural views over the garden and beyond.	The newly fitted bathroom has a WC, hand washbasin and bath with electric shower over. There is a large window with lovely rural views.
	The cottage has a combination boiler gas central heating system, which gives constant hot water. Each room has a radiator and the cottage is double glazed throughout. Outside, the large 80 ft garden is mainly laid to lawn with a patio area with seating and a BBQ. The garden is fully enclosed which makes it ideal for young children. Pets are welcome. Smoking is not permitted inside the cottage.

Travel	If you are travelling by train, Summer Cottage is 5 minutes taxi ride from Hastings Mainline Station. It is a short walk to the end of the road, where you can catch a bus into town. If you are travelling by car, there is parking outside the cottage, and the Town Centre is just a 5 minute drive away.

All prices include gas, electricity, bed linen and towels.

A 50% deposit is payable at the time of booking with the balance due 8 weeks before the holiday date.
