¨ Emergency Work. An emergency telephone number is given to all tenants. Obviously this should only be used in the event of an emergency such as a burst water or gas pipes or fittings, electrical problems or anything that can’t remain until the following working day.
¨ Reporting Problems. All problems reported to our office are logged and dealt with in order of priority.
¨ Communications. To help with our efficiency we all have mobile phones & our vehicles are fitted with Private Mobile Radio’s. (2 way Radio System)
¨ Key Holding. For each of our properties we have spare keys. The keys are coded by us, so if lost or stolen the property can’t be identified. The keys will only be used by us in an emergency, if we are unable to contact the tenant, or with a tenants permission, preferably in writing. Locks are always changed between tenancies.
¨ Condition of Properties. Before a tenancy commences the accommodation will be checked and any necessary work will be completed, it will then be thoroughly cleaned. When the tenancy ceases we expect it to be returned in the same condition.
¨ Tenancy Agreements. We use Assured Shorthold Tenancy Agreements for each tenancy created.
¨ Administration Fee We charge an administration fee which contributes towards the cost of the tenancy agreement, deposit insurance, credit checks and references. This is to be paid before signing the tenancy agreement.
¨ Deposits. Before signing the tenancy agreement a deposit is required, this is refundable at the end of the tenancy if the accommodation is returned in accordance with the tenancy agreement. This deposit is protected by an insurance based scheme run by Tenancy Deposit Solutions Limited.. |
