We hope you find our list of services and fees both appealing and competitive. You can transfer to our company at any time of the month and the first month will be pro rated.

If you are joining us from another Management Company we advise, but do not insist, that you change all previous lock codes and door locks that access you villa.

We will perform an inspection of your villa to make sure that your villa conforms to all regulations attaining to vacation rentals and to familiarize ourselves to the contents of your villa.

If you require our services we would ask for $500.00 which we would place on your account for any emergency maintenance and we would require that this amount is always maintained. This will be returned if you ever terminate our services.

If you decide to use our services you are not under any contract to us but we pledge to you that we will provide all services to the best of our ability. If you have any questions please contact us.

Management Fees: $100.00


We will pay your utility bills and any taxes owing to the Polk County Tax Collector in a timely manner. We will send you via email a monthly statement which we suggest you print and keep for your accounting records.

Through our contacts we will try our hardest to maximize your villa’s booking potential but we strongly advise that you assist us as much as possible to achieve the best yearly income from your villa.

We will regularly check your villa and advise you of any maintenance work that we feel is necessary to keep your villa to a high standard.

We will perform any emergency maintenance either personally or through an outside contractor. We will try and contact you but if we cannot we will use our own judgment if you have guests that are affected by the emergency.

We will change the A/C filter on a monthly basis.

We will provide a 24 hour emergency service for your guests needs.

We will provide an information booklet in your villa informing your guests of the local amenities and most importantly on how to look after you villa.

We will collect security deposits on your behalf and charge the guests for any damages.

We will collect your occupational license yearly. (The license fee will be added to your statement.)

We will always be there to answer any of your questions.
