When you instruct  TREVOR BOWERMAN PROPERTY  to market your rental property you will pay us NO UP FRONT FEES. Where necessary we will:

* ADVERTISE YOUR PROPERTY ON OUR PROPERTY LISTS

* INSTALL A TO LET BOARD (if you want one)

* ADVERTISE YOUR PROPERTY IN THE PRESS

* ADVERTISE YOUR PROPERTY IN OUR OFFICE

* ADVERTISE YOUR PROPERTY ON OUR INTERNET SITE

We will interview potential Tenants, arrange viewings and, (unless the Rent is to be paid in advance), we will reference your potential Tenants using 'Homelet' a professional credit referencing agency. 'Homelet' will Credit Check all applicants and will usually take up an Employers Reference and, where applicable, a previous Landlords Reference. Only when this referencing procedure is successful will we approve a potential Tenant. Then once a Tenant has been referenced successfully we will provide you with a FREE 6 MONTH RENT GUARANTEE SCHEME.

We will then prepare the Tenancy Agreement and Inventory, take internal photographs of the property and make a record, where applicable, of the Gas, Electricity and Water Meter Readings. Once the Tenancy has been signed we will then notify the Local Authority and Utility Companies, provided you have informed us who they are.

Once the Tenancy Agreement is signed we will take the first months Rent from the Tenant and a deposit equivalent to at least one months rent. It is a condition of all our agreements that the Rent is paid monthly in advance. We usually take the first months Rent in cash. After this, all subsequent rental payments should be received by standing Order. We do not hold on to your money, unlike some Agents. We will pay you by BACS payment to your specified UK Bank Account as soon as we are in funds. Only at this stage do we then Deduct our Commission from the Rent before sending you the balance.  Usually  this means that the money should be in your account within 7 banking days. A detailed written Rental Statement will then be sent to you.

After the Tenancy has commenced we will be available for your Tenants to contact us should they need to. Most Landlords prefer to have no contact with there Tenants and we will not provide them with your telephone number unless you ask us to.  We will also arrange Quarterly Inspection Visits and we will send you a Quarterly Written Report for your information.
