TENANTS At TREVOR BOWERMAN we try to make renting as simple as possible from the Tenant's point of view, whilst never forgetting that we work for the Landlord. Therefore one of our main priorities is ensuring the right Tenant(s) are found. To do this, and unless that all the Rent is paid in advance, we use a Credit Referencing Agency. The procedure is fairly straight forward. They require you to complete a form which asks you similar questions to those that would be asked if you were applying for Hire Purchase. There is a non refundable £50.00 fee per applicant for this. Obviously not everybody is able to be successfully referenced, however if you are: * EMPLOYED ( and have worked for at least six months) * EARNING AT LEAST 2.5 TIMES THE RENT ( before Tax and in the case of joint Tenancies both wages can be used ) AND HAVE A GOOD CREDIT HISTORY ( no County Court Judgements, etc ) THEN THE REFERENCING IS NORMALLY SUCCESSFUL. However even if you are unable to meet the above criteria then a guarantor can usually be used to complete the referencing although unfortunately we are unable to consider unemployed applicants or applicants earning less than 1.5 times the Rent. But please note that Tax Credits are taken in to consideration when assessing income.
